The results

The impact was immediate and clearly measurable. Across nine co-living spaces, Watergate helped save 894,000 litres of water in just four months, avoid over 9 tonnes of COâ‚‚e, and reduce operating costs, with water bill savings alone repaying the full hardware investment in under two months.

Installation also revealed that around 30 percent of properties had pre-existing leaks on the incoming water supply, highlighting how common hidden water waste and damage risk can be in shared living environments without continuous monitoring.

How the savings were achieved

Watergate gave Ox Living continuous visibility into water use through 24/7 monitoring of incoming water flow.

Abnormal usage was identified in real time and presented with clear context, enabling faster investigation, better prioritisation and early resolution before issues escalated.

The issues uncovered

Long-flow events

Water running continuously at low flow for extended periods, often caused by leaking toilets, faulty valves, or taps left slightly open. These issues can waste significant volumes of water over time without triggering obvious signs on site.

High-volume events

Sudden spikes in water use that indicate burst pipes or major leaks, requiring immediate attention to prevent damage and disruption. They can also be an indication of more people living at the property than the operator is aware of.

A proactive approach to water management

In addition to leak detection, the Watergate dashboard gave OX Living a clear view of baseline water use at each property. This helped identify persistently high consumption, separate behavioural usage from genuine faults, and highlight further opportunities to reduce waste over time.

Together, real-time alerts and portfolio-level visibility enabled OX Living to move from reactive maintenance to proactive water management.
